Buyer Emerges For Tri-County Stockdale Fire Ruins On Black Road?
SHOREWOOD, IL — Last week marked two years since the Shorewood area’s worst business fire in years completely destroyed Tri-County Stockdale along Black Road, between River and County Line roads.
After the fire, Joliet Patch reported how Troy’s Fire Protection District estimated the damage would exceed $2 million. Besides selling fertilizers, Tri County Stockdale carried grass seed as well as chemicals and lawn and garden materials.
While some Joliet area businesses quickly pick up the pieces and rebuild in quick fashion following a fire, the owners of Tri-County Stockdale chose not to rebuild. This summer, for sale billboards emerged in front of the ruins at 25520 West Black Road.

According to the John Greene real estate listing, the ruins from the fire consist of 5.5 acres. The land is unincorporated and zoned for industrial.

Is someone about to purchase the property?
That appears to be the case.
The listing on the John Greene Real Estate website reveals “this property is under contract.”
However, Waldron declined to comment when contacted Wednesday afternoon by Joliet Patch’s editor regarding the details of the pending property sale.
In any event, the available property on Black Road includes a 2,000-square-feet panel building “along with remnants of original concrete pads.” The industrial site also has a well and septic system, John Greene informed prospective buyers.
On the other hand, the notion of adding truck parking to the Tri-County Stockdale property would require a special use permit from Will County’s government, the listing advised.

For now, the question remains, will the pending land contract with John Greene Commercial become finalized and lead to a huge business redevelopment?

On July 19, 2022, Patch gave this breaking news summary: “Tri County Stockdale went up in flames Tuesday morning at 4:30 a.m. It’s one of the biggest fires in the Joliet area in recent years. Fire engines from as far away as Mazon and Newark were responding to the emergency by 6 a.m.”
At least 50 to 60 firefighters from approximately 15 different fire departments throughout the region helped Troy extinguish the blaze. The fire engulfed several of the pole barns where chemicals, fertilizers and pesticides were stored, producing a toxic smoke when they burned. Tri-County Stockdale also sells animal feed.
